Chandigarh January 8: Haryana Chief Minister, Mr Manohar Lal said that the Kherki Daula toll plaza on the Delhi-Jaipur National Highway of Gurugram has been decided to be removed from here and land has been identified for its shifting. The agency involved in shifting of Toll has sought time of one year to construct and relocate the toll plaza.
The Chief Minister was presiding over a pre-budget consultation meeting with stake holders related to real estate in Gurugram today.
Mr Manohar Lal interacted with the representatives of real estate in the second session of Pre Budget Consultation meeting started for the first time in the State to take suggestions from different sections of the society before making the general budget. He invited suggestions from these representatives to be included in the budget. All the delegates present in the meeting were happy that such an initiative has been taken in the state for the first time when their opinion is being taken before making a general budget.
The Chief Minister suggested the real estate developers that he want to provide affordable residential facility near the city to the people who come in the city for work from remote areas. While naming it walk to work, he said that people from 15 to 20 kilometers come to work in every city daily. Real estate developers should develop economical houses for such people, which should be provided on rent, lease or free hold. The person who has the ability to buy could buy the house and the one who wants to take it on lease take on lease and the one who wants to get it on rent could get the house on rent.
He said that not only this, if after some time, if a family wants to go and sell that house, there should be buy back policy for the same. He said that there is a target to build 5000 houses alongside the district headquarter and a target to get constructed about one lakh such houses from real estate developers in the entire state. The builders should construct such houses themselves by purchasing the land and government would only facilitate them. He said that need for such houses is less in Faridabad, Gurugram and Sonipat districts whereas the requirement of such houses is more in Panipat, Karnal and Jind districts of the state. He asked the real estate developers to come up with a plan to build such houses.
When the real estate developers mentioned the price of the house at 70 to 80 lakh rupees, the Chief Minister replied that I am looking for a house of 15 to 20 lakh rupees, which the poor man could get by giving Rs 2000 to Rs 3000 every month. Such houses could be constructed in an area of about 50 square meters with two rooms and bathroom and kitchen facilities. He said that this would reduce the road pressure of the people working in the city from far away every day and they would get an arrangement to stay near their place of employment. Not only this, he would also be able to provide proper education to their wards.
The Chief Minister also asked all the builders to reconcile their accounts to which the EDC money is outstanding. He said that all the builders and real estate developers should reconcile their EDC accounts and pay the outstanding EDC amount towards them soon.
He said that Gurugram administration has invited proposals and claims from people by January 10 by putting a proposal on the website for revising the circle rates. He asked the real estate developers to see the proposed collector rates and give their suggestion to the administration.
